Your opportunity
As the Tenancy Delivery Manager, you will be assist the responsible for managing the delivery of all tenancy fitout and Lessor Works capital expenditure projects across Retail assets through to completion in line with the agreed plans, timeline and budget. Working in a fast-paced environment, collaboration with key stakeholders is imperative to proactively manage projects through to handover and commencement of rent.
Your responsibilities will include:
Provide an exceptional customer experience by building strong relationships with key stakeholders (internal and external) and ensure a high level of communication by responding to, and actioning, requests in a timely manner.
Provide input into the preparation of the Strategic Asset Plans and operational and capital expenditure budgets.
Preparation of project budget costs, and entry and ongoing maintenance of budget and forecast information in accordance with monthly reporting timelines.
Manage the tenancy delivery process and ensure all tenancy fitouts and Lessor Works projects are completed in accordance with obligations under the lease agreement, contract, Mirvac policies and procedures and legislative requirements.
Work with asset teams to ensure all tenancy fitouts, alterations and works cause minimal inconvenience and are completed safely, on time and within budget
Ensure all fitout plans and designs are incorporated in the lease documentation, every lease expiry is captured in the leasing program timetable and all documentation is completed and executed prior to commencement of trade.
Ensure all fitouts are consistent with the asset's Tenancy Design Guidelines, and that all design and documentation obligations are met.
Maintain project cost and delivery timeline information, and keep relevant stakeholders informed of progress.
Where required, compile and issue tenders, negotiate contracts with suppliers, and approve invoices and work orders within delegated limits of authority.
Manage all contractors and service providers, and their ongoing performance, in accordance with Mirvac policies and procedures.
Where required, work with the Development team to ensure any asset specific tenancy and design issues are raised and that documentation is correct and up to date.
Drive improvements and maximise efficiency of Tenancy Delivery procedures and reporting.
Support the development and delivery of projects in a way that creates a safe, sustainable and innovative culture that drives a competitive advantage for Mirvac.
Adhere to Mirvac policies, procedures and meet all internal and external reporting and compliance requirements.
Champion the consistent application of the key Mirvac values, leading by example and promoting a high-performing and collaborative environment.
Assist with any projects or undertake additional duties as required.
Your point of difference
5+ years of experience in property, ideally within Retail assets
Demonstrated experience in preparing and managing expenditure budgets on an accrual basis
Demonstrated experience in negotiating and enforcing contracts, and managing contractors and contract schedules and ensuring prompt payment
Demonstrated experience project management experience
A strong understanding of relevant legislation
Tertiary qualifications in Property, Construction Management or Project Management
A customer centric focus with the ability to develop and maintain exceptional internal and external relationships, and liaise with people at all levels
Exceptional organisational skills with the ability to prioritise work effectively, ensuring deadlines are achieved on time
Ability to adapt to change, deal with ambiguity and complexity
Proactive and self-motivated mindset, with the ability to solve issues as they arise and to improve system and process efficiencies and effectiveness
A commitment to quality, professionalism, confidentiality and attention to detail
Exceptional communication (written & verbal) and interpersonal skills
