PROPERTY MANAGER – GUNGAHLIN, ACT

Salary package: $85,000 – $110,000 (incl. super, car allowance & company phone)

We're looking for an experienced and motivated Property Manager to join our Gungahlin office. Reporting to the Senior Property Manager, you'll be responsible for the full suite of property management duties across a designated portfolio. You'll need to operate within ACT legislation, maintain professional standards, and ensure all communication and records are accurately maintained within the property management system.

Key Responsibilities

Portfolio Management

  • Manage a portfolio of residential properties
  • Conduct routine inspections, open homes, and final inspections
  • Coordinate maintenance and repairs from start to finish
  • Prepare leasing and property management documentation
  • Maintain consistent communication with tenants, landlords, and contractors
  • Manage online advertising and respond to property enquiries
  • Monitor and manage rental arrears in line with KPIs
  • Perform general administrative duties
  • Use software tools including Console (ReapitPM), Agentbox and Inspection Express
  • Organise and conduct periodic condition reports and vacate inspections
  • Prepare Tribunal applications and attend hearings as required
  • Authorise payments for client outgoings and complete rent reviews
  • Lodge and manage bonds, transfers, and claims
  • Support Senior Management with ad-hoc duties as required

Training & Development

  • Attend all required training sessions
  • Maintain CPD compliance and registration status

Performance & Compliance

  • Participate in regular PM team meetings
  • Ensure compliance and best practices in all areas
  • Meet team and individual KPIs in consultation with the Senior PM
  • Attend one-on-one meetings and performance check-ins
  • Collaborate with other departments to support business growth
  • Ensure timely workflow completion
  • Manage conflict resolution with support from Senior PM

Communication

  • Communicate clearly and professionally across all departments and with clients
  • Execute tasks efficiently using Outlook and Slack
  • Record accurate notes on all face-to-face meetings, including times, dates, and key discussion points
