About the Role:
As the Financial Analyst - Property Development, you'll play a pivotal role in shaping Adelaide Airport's growth. Your financial modelling and commercial analysis will drive critical investment decisions, from new property developments to asset management initiatives. You'll assess returns, explore scenarios, and prepare board-ready recommendations that directly influence multi-million-dollar projects. Working closely with project teams, executives, and external stakeholders, you'll stay across market trends and provide insights that ensure every opportunity delivers maximum value. This is a hands-on role that combines technical rigour with strategic thinking and offers exposure to senior decision-makers while contributing to projects that will shape the airport's future.
Your Key Responsibilities:
- Lead the financial and commercial analysis of property development strategies and other investment opportunities.
- Build and maintain financial models, running scenario analyses (NPV, IRR, etc.) to assess potential project returns.
- Build a strong understanding of Adelaide Airport's forecasts and key financial metrics to evaluate how each development opportunity impacts the airport's financial forecasts and valuation.
- Work closely with project teams to provide financial and commercial insight and support, helping to maximise the value of development opportunities and asset management initiatives as well as assistance with competitive tender processes.
- Prepare clear, well-structured investment approval papers and presentations for executives, the Managing Director, the Board and Shareholders.
- Research and monitor property market trends, engage with industry groups and local agents and provide insights that inform property development strategies.
- Represent finance as a subject matter expert in internal and external meetings.
- Contribute to a positive, customer-focused culture and uphold AAL's values.
- Support a safe, healthy, and inclusive workplace, complying with WHS and environmental responsibilities.
What You'll Bring:
- Tertiary qualifications in Property Valuation, Finance, Accounting, or related discipline.
- Post-graduate finance or accounting qualifications (CA, CPA, CFA, or equivalent).
- Advanced Excel and PowerPoint skills with confidence using the broader Microsoft Office suite.
- Experience in financial modelling, valuations and corporate finance
- Previous exposure to analysing property development returns, either in a developer or consulting setting (desirable).
- A collaborative, team-focused approach with the ability to influence and communicate effectively at all levels.
- Strong attention to detail and a structured approach to problem-solving.
- Comfortable working independently, managing competing deadlines and delivering under pressure.
- A customer-focused mindset and alignment with AAL's values of accountability, integrity, respect and teamwork.
- The ability to obtain and maintain an aviation security clearance.
