Position Description
The Senior Site Acquisition Manager supports the Site Selection Director, accelerating Vantage DC's market growth through expert property acquisition and risk-managed capital deployment. This role demands a seasoned professional with deep market insight, strong stakeholder management, and a track record of navigating complex regulatory environments to secure commercially viable outcomes.
Essential Job Functions
- Support the Site Selection Director, (SSD), with execution of the long-term business objectives within property portfolio
- Conduct feasibility analysis, due diligence, TIA assessment, and financial modelling to assess commercial viability of potential acquisitions
- Support the SSD in the negotiation of; freehold purchases, lease to purchase, and development agreements with property owners, developers, and government agencies
- G1 & G2 preparation; collaborating with legal, finance, customer insight & NSD teams to secure internal project approval
- Monitor and report on market trends, zoning changes, and infrastructure developments that impact property strategy
- Manage acquisition budgets, timelines, and reporting obligations to ensure performance against strategic KPIs
- Prepare and report new site opportunities completing and validating all assessments prior to nominating the site for consideration by the site selection committee
- Lead weekly meetings regarding new site opportunities
- Contribute to the development of short-, medium- and long-term strategic plans to support changing business priorities and direction, and be accountable for development and execution of these at an individual property level
- Internal Collaboration – Engage with internal stakeholders across planning, finance, legal, construction and delivery teams to align acquisition activities with business objectives. Provide strategic insight and reporting to inform executive decision-making.
- External Relationship Management – Develop and sustain productive relationships with councils, landowners, regulators, and consultants to ensure transparent communication and effective project progression. Navigate complex negotiations with a balance of commercial and stakeholder priorities.

- Strong communication and interpersonal skills, including the ability to develop effective working relationships at all levels and direct teams
- Technical knowledge of all building services, facilities and property management associated with Data Centre & telecommunications industry
- Driving a culture of accountability in our people and teams to ensure we meet our customers' needs and deliver what we set out to achieve
- Understanding and managing the financial position, in order to drive effective investment and financing decisions
- Understands agile methodologies and is comfortable in a change environment
- Challenges the status quo and encourages peers and stakeholders to consider different possibilities
Qualifications
- Minimum 7 years' experience in property acquisition & negotiation
- Extensive experience managing a significant property portfolio or asset management environment
- Demonstrated ability to manage key relationships where there is often conflicting points of view and engage with all levels of an organisation to build credibility across the whole of property operations
- Demonstrated budget management capability for a portfolio or business function exceeding $50M per annum
