**Facility Manager | Sydney, Australia | Full Time | AUD $110,000 per annum**

You will be responsible for the overall operations and maintenance of the assigned Client facility. Provide guidance, training, and support to ensure that direct reports are carrying out their responsibilities in a manner consistent with the high-quality maintenance and economical operations. Provide excellent customer service to building occupiers at all times.

**What will your role as a Facility Manager look like?**
- Responsible for the overall facilities operations ensuring that services delivered are in accordance with a service agreement, company and client policies, procedures and standards
- Overall responsible for Housekeeping, Key Management, Stationery-Housekeeping Material, Pantry inventory & consumption, Reprographics, Waste Management, Visitors & Vendors Management
- Maintenance of power supply in the facilities, HVAC system, office furniture, general repair and maintenance of Electrical, Carpentry & Plumbing, UPS, DG, fire layouts and operational procedures
- Data collation for Stock Costs, Operating Parameters for equipment & utilities, statistics for energy consumption, Diesel Consumption, water consumption, STP production and analysis for FM reports
- Maintaining 100% uptime of critical equipment & compliance to the Preventive Maintenance plan
- Ensure compliance with local environmental, health & safety legislation Coordinate and manage insurance and service contract requirements and associated vendors
- Ensure all ISO /OHSAS / EHS audit-related documents are available at the site and keep the site in safe condition always
- Space planning within the facility
- Develop and maintain the annual operating budget and provide reports upon request
- Undertake other facilities and real estate-related tasks that may arise from time to time at the direction of the Operations Director
- Prepare weekly shift/duty rosters for House Keeping / M&E
- Implementation of initiatives to improve operational efficiencies in the facility
- To review the maintenance activities e.g., Deep cleaning, pest control, Equipment servicing etc., on weekends
- Coordinate with vendors for AMC services
- Monitor contractors’ performance ensuring that Service Level Agreements are met, and Key Performance Indicators are exceeded in line with agreed Real Estate practices and contractual requirements
- Undertake site inspections on a regular basis to identify building issues and ensure timely closure
- Develop benchmarks in service delivery and make the team work towards improving them
- Ensure that labour statutory compliance requirements are adhered to
- Review supply chain vendor invoices for accuracy and ensures that they are in line with purchase order and budget
- Work with the Procurement team to develop specifications and scopes of work for Real Estate vendors and goods as required
- Liaison with the Finance team for vendor payment by the due date
- Monitoring of all housekeeping, pantry, office supplies consumables and ensuring reordering
- Daily briefing of service-provider vendors, conducting spot checks, overseeing consumption of housekeeping material and toiletries, workforce
- Ensure timely renewal of contract
- Explore opportunities for additional business within the site and outside
- Ensure submission of proposals as required in coordination with reporting manager/business development team
