**What this opportunity involves**:
The Operations Supervisor is responsible for the management and coordination of all trades and soft services which are typical of the day-to-day operational activity within the Citigroup Centre. Reporting to and working closely with the Operations Manager, this role is vital to the operational success of the property.

Providing support to the Operations Manager and the on-site management team to provide service excellence to the tenants, clients and contractors for the Citigroup Centre. These deliverables are achieved through interaction with team members, clients and tenants of Citigroup Centre.

A snapshot of the role;
Working with the Operations Manager, ensure compliance with all relevant statutory authorities and best practices in relation to maintenance of the property structure, façade, inspection of tenant fitouts, property finishes and services.
Administration of allocated maintenance contracts such as security, cleaning and handyman including the collection of insurance certificates and indemnity forms from all contractors and coordination of monthly reports and meetings as required by each contract.
Co-ordinate the effective and efficient management of all property services, fitouts and other works required to be carried out within the properties.
Participate within the properties Risk Management program and review reports and manage works to address areas identified.
Administration of allocated maintenance contracts such as security, cleaning and handyman including the collection of insurance certificates and indemnity forms from all contractors and coordination of monthly reports and meetings as required by each contract.
Be involved in preparing annual property operations and capital works budgets and the monitoring and updating of budgets on a quarterly basis.

You’ll be highly organised with a methodical approach to work, the ability to prioritise and meet deadlines. A high degree of independence is required on a day-to-day basis and you must display strong initiative and project management skills to ensure that ongoing changes affecting property operations is anticipated and managed
A demonstrated ability to prioritise work within tight operational and financial deadlines
A positive approach to meeting client’s needs whilst managing tenant expectations.
The ability to empathise with tenants’ needs and a demonstration of a good customer service ethic will be expected.
An ability to comfortably communicate with people at all levels.
