As our project portfolio grows, we’re seeking a Defects Liability Manager to join our Post-Construction team and play a key role in ensuring our developments maintain the highest standards well beyond completion.
The Opportunity
Reporting to the Warranty Manager, the Defects Liability Manager will oversee the Defects Liability Period (DLP) across a range of commercial apartment developments. You’ll ensure that all post-completion defects are efficiently logged, communicated, rectified, and closed out in accordance with Valeo’s quality standards, contract obligations, and statutory requirements.
This role is ideal for a professional who thrives on organisation, stakeholder engagement, and delivering results during the critical post-construction phase.
**Description**:
Key Responsibilities
Manage and maintain the Defects Register throughout the DLP using Airtable.
Conduct and coordinate site inspections to identify, assess, and document defects.
Act as the primary liaison between internal teams, subcontractors, clients, and building managers regarding defect rectification.
Issue defect notices and coordinate access and scheduling for rectification works.
Ensure all DLP activities comply with contractual and statutory requirements.
Maintain comprehensive documentation including correspondence, photographic evidence, and completion records.
Monitor contractor performance and ensure rectification within agreed timeframes.
Report critical or recurring issues to senior management and support resolution of client concerns.
Organize and attend final DLP inspections, confirm close-out, and support release of retentions and warranties.
Manage and mentor Post-Construction Coordinators/Site Supervisors through task allocation, prioritization, and completion sign-off.
Oversee the final handover process to the Warranty Department, ensuring full documentation and project archiving.
**Skills and Experiences**:
About You
You’ll bring strong commercial construction experience and a practical understanding of post-completion processes. You’ll be highly organised, a confident communicator, and capable of managing multiple stakeholders and priorities simultaneously.
**We’re looking for**:
Experience in commercial construction defect management or post-construction coordination, preferably across apartment and multilevel projects.
Sound understanding of subcontractor agreements, defect liability periods, and quality assurance standards.
Excellent communication and negotiation skills with clients and subcontractors.
Strong attention to detail, record-keeping, and time management.
Proficiency in defect tracking tools (Airtable experience highly regarded).
Leadership capability to guide and mentor team members.
