**What this opportunity involves**:
As the Capital Works Manager, you’ll oversee all aspects of activities related to tenancy premises fit-out co-ordination, Lessor’s works and Plant and equipment life cycle Capital upgrade works. Key result areas will be to provide superior client service, contributing to business growth and meeting financial objectives.
**An Overview of the role**:
Work with the General Manager and building owners on the assessment of viable options for the regeneration planning, as required.
Oversee tenancy fit-out management/co-ordination and Capital works on behalf of the building owner.
Prepare tender documents including scope and specifications and tender all project contracts. Provide recommendations to owner on appointment of contractors.
Assessment and approval of proposed tenant’s works.
Engagement and management of project managers, external consultants, architects and contractors as required.
Supervising all works to ensure compliance with Statutory Building Codes and 140 William Building Rules and Fit Out Guidelines.
OHS&E within the areas of responsibility.
Ensure relevant audits and inspections are undertaken and that any resulting actions are addressed to mitigate the risk to owners and JLL.
Overall responsibility for programme management and its reporting to ensure successful project delivery.
Budget preparation, project cashflow monitoring and payment processing for all works.
Manage, forecast and procure sufficient materials to ensure that 140 William’s building materials procurement programme is maintained ahead of project requirements.
ESG design solutions and initiatives is be incorporated where possible
Management of Defect Liability Period of projects and fit-outs including handover inspections, commissioning, operations and maintenance integration.
Running PCG meetings and site contractor meetings, reporting on project progress.
**Sounds like you? This is what we are looking for**:
Tertiary qualified in Building & Construction, Engineering or a related discipline with proven project management experience.
A record in successfully delivering capital projects within the commercial built environment.
Sound working knowledge of base building services and building operations.
Ability and strength to supervise others and enforce compliance with relevant requirements.
Cost conscious, always in search of best value.
Must have effective communication skills, both written and verbal.
Must be proactive, reliable and consistent with responding to and initiating communication.
Confidently manage project delivery from inception to completion.
Proficiency in the use of software such as Microsoft Office Suite, AutoCAD, Microsoft Project and experience in managing cost reporting and planning systems.
Ability to carry out commercial negotiations with contractors, suppliers, consultants and authorities.
Understand our obligations for complying with AS 4801, AS 14001 and Environmental Health and Safety legislation generally.
