**About the Role**
Southern Cross Care WA (SCC WA) operate a number of built form properties in order to facilitate the delivery of their services into the WA community. This includes Residential Aged Care, Retirement Living, Community Housing, Respite Centres and Mental Health Centres across multiple sites in WA. The purpose of the Head of Assets role is to manage and continuously improve safe, reliable, compliant and value for money asset management systems and processes, and provide leadership in the development and execution of key infrastructure maintenance projects for SCCWA.
This position is located in our central office in Rivervale and offers a flexible working environment.

**We’ll also be asking you to:
- **
- Provide leadership to the Assets Team; helpdesk, onsite maintenance and contract/maintenance administrators. Working collaboratively with internal stakeholders across the operational organisation.
- Provide leadership and deliver reliable and effective asset management, maintenance and upkeep of existing built form assets across the SCC WA property portfolio.
- Strategic Asset Management Planning, including whole of life cycle costs, asset replacement plans and planned maintenance activities on a rolling 10 year cycle.
- Ensure Planned Maintenance and Asset Replacement Schedules are defined, meet compliance requirements and are fit for purpose.
- Partner with operational managers to develop capex and opex asset maintenance budgets.
- Ensure Planned and Reactive Property Maintenance executed by the internal and external maintenance teams is managed and monitored/audited to ensure ongoing maintenance program compliance.
- Ensure compliance to all legislative and regulatory requirements as they relate to asset management and maintenance project delivery across the property portfolio. Including management of third party building condition reporting.
- Ensure the Asset Management System Pulse/FMi Works data is correct and planned maintenance activities are programmed.
- Ensure the organisations fleet assets are appropriately managed and maintained
**To be considered for this role, you’ll need:
- **
- Relevant tertiary qualifications in Asset Management, Construction or Building Maintenance and/or relevant industry experience.
- 7 to 10 years’ experience in a similar role for a large and complex service delivery organisation including demonstrated practical experience in asset management and life-cycle costing across a geographically dispersed property portfolio.
- Proven ability to lead, manage and motivate internal departmental and external team members.
- Knowledge of current legislative and regulator requirements related to the development and management of assets, preferably in an aged care or health care environment.
- Ability to negotiate effectively with internal and external stakeholders and service providers.
- Previous experience preparing financial budgets and reports in relation to controllable operational costs and asset replacement.
