**About the role** Based in Melbourne, this is a rare and exciting opportunity to play a pivotal role in shaping the future of one of Australia’s most significant retail assets, valued at > $1 billion. As an **Investment Manager**, you will lead the strategic direction of the asset and drive investment performance through active management. You will manage asset planning, valuations, and performance strategies while working closely with a dynamic team of leasing, operations, development, property management and fund management professionals. **This role is about leading with purpose - building strong relationships, fostering trust, and driving outcomes through collaboration and respect.** **About you** A seasoned property professional with a **strategic mindset and strong commercial acumen**, you bring experience in managing complex assets and delivering exceptional outcomes. Your maturity, independence, and ability to influence stakeholders make you a trusted partner in achieving investment performance. **Key responsibilities**: - Formulate and deliver Strategic Asset Plans and Operating Budgets. - Drive investment performance through strategic initiatives and calculated risk management. - Identify and execute value add opportunities through implementing active management strategies. - Manage quarterly and annual valuations, ensuring accuracy and alignment with QIC’s investment goals. - Lead stakeholder engagement, chair key meetings, and provide clear direction to internal and external teams. - Manage, mentor and develop an Investment Analyst, fostering a culture of excellence and care. - Build and maintain strong relationships across a large team of Property Management, Operations, Development and Fund Managers. - Proactively collaborate with fund managers, operations, and development teams to optimise returns and identify growth opportunities - Maintain a dynamic asset returns model, using valuation software. **Essential Criteria**: - Minimum 5 years as an Investment Manager (or equivalent senior role). - Strong valuations background - experience in managing valuations and investment performance is essential. - Proven ability to manage large-scale assets and property investments - Expertise in occupancy cost analysis, sales performance, and asset value drivers. - High-level commercial acumen and strategic thinking. - Expertise in early identification of risk and opportunity and proven ability to translate into value creation. - Proven ability in the management of assets through development lifecycles - Ability to lead and mentor a small team while collaborating with a broader group. - Demonstrates deep market understanding and strong networking skills, with an external-facing approach - Ability to develop and clearly communicate sound business case recommendations, supported by evidence, analysis and well-reasoned justification. - Experience in lease review and negotiation, with proven ability to manage agreements and outcomes involving major tenants. - Knowledge of the Victorian property investment market and regulatory environment, including Retail Leases Act.
