**What this Opportunity involves**:
The Centre Manager is responsible for the overall management centre and the day to day running. This role is on a part-time basis, 4 days per-week.
In order to provide a high level of client satisfaction the Centre Manager is required to always be thinking two steps ahead and understanding the fundamentals of their asset.
The role directly oversees functions including the compilation and delivery of business plans, budgets and forecasts, reporting, retail lease compliance including all lease associated payments, debt management, retail store liaison, drives and owns the marketing strategy and event execution, regular & accurate client reporting and stakeholder management.
**An Overview of the role**:
Ensuring proper delivery to centre level and adherence to all JLL and client standard procedures.
Maintain and ensure tenant and contractor records and files are relevant and are updated onto the site-specific filing system, including public liability details, tenant files, lease and license agreements, bank guarantees, contracts, and correspondence
Ensure that all rentals, outgoings, turnover rental, promotion levy’s, tenant electricity and any other tenant recoverable are collected by the due date as specified in the lease.
Ensure that you have a constant understanding of any arrears and are aggressively acting to reduce these. Ensure that your Client and colleagues receive reporting as required on these.
Processing of accounts payable invoices, coding and matching to Purchase Orders prior to submitting to Head Office for payment
Ensure all recoverable costs under the Lease Agreement are accurately billed to the tenants within required time frames
Prepare sundry charges for the recovery of tenant costs relating to Electricity, Extended Trading and Miscellaneous costs
Ensure expiry of contracts are well-monitored and re-procurement is initiated if needed in conjunction with Operations Manager
Prepare and implement the centres Business Plan, Income and Expenditure Budget and any client additional reporting required in accordance with the timeline established by the Account Director.
Provide timely reporting internally, and quick response to internal requests for information. Attend those meetings / forums nominated by your Manager.
Working with the Portfolio Manager, prepare all client recommendations as required.
Establish and maintain harmonious relationships with local business community, community groups, local government and authorities.
