About the Role

9Springs is seeking an experienced and results-driven Senior Project Manager to lead and oversee property development projects from concept to completion. This role requires strong leadership, financial acumen, and stakeholder management skills to drive successful project outcomes across residential, commercial, and mixed-use developments.

The ideal candidate will have a strong understanding of development feasibility, planning approvals, and construction methodologies. They will be able to manage budgets, develop project programs, and mitigate risks related to cost, schedule, and quality.

Key Responsibilities:

  1. Development Management & Feasibility
  • Oversee the entire development lifecycle, from site acquisition to project delivery.
  • Conduct financial feasibility studies, risk assessments, and market research to support investment decisions.
  • Develop and manage project budgets, cashflows, and financial reporting.
Planning & Approvals
  • Manage town planning processes and work with consultants to secure development approvals.
  • Ensure compliance with local planning legislation (NSW, VIC & QLD), regulations, and environmental policies.
Project Delivery & Construction Management
  • Lead project teams, including architects, engineers, contractors, and consultants, ensuring timely and cost-effective delivery.
  • Develop and maintain project programs, schedules, and procurement strategies.
  • Identify and mitigate risks related to cost, schedule, and quality.
Sales, Leasing & Exit Strategy
  • Work with marketing, sales, and leasing teams to maximise project returns.
  • Develop exit strategies for built assets, ensuring alignment with investment goals.
