Capital Works Manager

JLL is seeking a skilled Capital Works Manager to oversee and execute capital projects in occupied properties.

The ideal candidate will have a proven track record of delivering capital projects within the commercial, industrial, or retail environment, with a sound working knowledge of base building services.

As a Senior Capital Works Manager at JLL, you will play a critical role in ensuring timely delivery, cost-effective management, and adherence to quality standards.

Key responsibilities include:

  • Leading and managing all phases of capital works projects, including project planning, design development, construction, and closeout.
  • Developing and managing capital works budgets, forecasting expenditures, controlling costs, and identifying cost-saving opportunities.
  • Collaborating and coordinating with internal and external stakeholders, including clients, project managers, architects, engineers, contractors, and regulatory bodies.
  • Identifying potential risks and issues related to capital works projects, developing mitigation strategies, and ensuring compliance with health and safety regulations.
  • Overseeing the selection, negotiation, and management of contractors and suppliers, ensuring competitive pricing and adherence to project timelines.
  • Preparing and presenting regular progress reports, project updates, and financial summaries, ensuring accurate record-keeping and documentation throughout the project lifecycle.

Requirements:

You will have:

  • An impressive track record of delivering capital projects within the commercial, industrial, or retail environment.
  • A sound working knowledge of base building services.
  • Superior written and verbal communication skills, with the ability to interact confidently and effectively with stakeholders at all levels.
  • A logical and analytical thought process, with the ability to communicate clearly, concisely, and consistently with project teams.
  • Superior stakeholder management skills, with the ability to foster successful relationships with clients.
