Our opportunity

As a Senior Facility Manager, you will oversee the operational performance of our Build to Rent (BTR) portfolio, ensuring we meet financial targets and maintain operational services in accordance with statutory requirements

Your responsibilities include:

  • Provide leadership to develop team strengths, skills, and knowledge while fostering high engagement and performance levels
  • Management of maintenance teams in delivering building and apartment maintenance works and turnover capex, ensuring exceptional customer outcomes
  • Contributing to and delivery of lifecycle capex programs for all assets, including inventory management and repairs/replacement of FFE items
  • Provide input into the preparation of Strategic Asset Plans and operational and capital expenditure budgets, with continuous monitoring, reforecasting, and prudent management
  • Delivery, management, and regular reporting of budgets for Opex, Capex, maintenance works, lifecycle capex, benchmarking, and infrastructure, providing input for Strategic Asset Plans
  • Delivery of Opex, Capex, maintenance works, lifecycle capex, benchmarking, and infrastructure
  • Provide an exceptional customer experience through building strong relationships with key stakeholders (internal and external) and ensuring high-quality communication by responding to and actioning requests in a timely manner
  • Review proposed works to ensure all asset/alteration works meet architects/consultants' specifications and any NCC or statutory requirements and obtain relevant approvals
  • Prepare scope of works for planned operational or minor capital projects, including all relevant documentation and data entry
  • Escalate all critical service interruptions with an understanding of the impacts on our customers and tenants
  • Manage all contractors and service providers according to Mirvac policies and procedures
  • Understand the sustainability credentials for the LIV BTR Venture and their major influences and implement strategic initiatives identified
  • Ability to be on call 24/7, work on weekends, and attend to after-hours calls
  • Act as Duty Manager on evenings/weekends/public holidays as required

Your point of difference

  • 8+ years of experience in all facets of facilities management, typically stemming from a solid administrative and/or technical background
  • Demonstrated people management experience, with people being developed and empowered to succeed
  • Prior experience in high volume maintenance programs or construction would be viewed favourably
  • Demonstrated success in achieving results through effective leadership and stakeholder relationship management at all levels, and by driving a customer-centric strategy
  • Experience in a high-volume role with conflicting priorities
  • Understanding of Australian Standards, NCC, HSE, DDA, and other risk management issues
  • Detailed knowledge and practical experience of BMCS systems
  • Experience in negotiating and enforcing contracts and managing contractor performance
  • Experience setting budgets and capital expenditure recommendations and reports
