Our client is a leading commercial general contractor based in Charlotte, NC.

The company is seeking an experienced Preconstruction Manager to join their team and oversee various projects across different markets such as corporate office, restaurant, retail, medical, and amenities.

The ideal candidate will possess the ability to take a project from conceptualization to full estimate and be able to work effectively in a team environment.

They must have prior experience in commercial construction pre-construction/estimating and be well-versed in market trends and knowledge of the Charlotte area.

  • Prepare detailed cost estimates by analyzing project drawings, specifications, and RFIs.
  • Solicit projects and obtain quotes from subcontractors and vendors.
  • Analyze and confirm scope of work for each project.
  • Develop preliminary construction schedules for estimating and pre-construction purposes.
  • Prepare conceptual estimates and budgets for projects.
  • Foster strong relationships with subcontractors for bid solicitation.
  • Participate in interviews and communicate effectively with stakeholders including owners, architects, engineers, and project teams.
  • Assist in site meetings and accurately interpret existing conditions.
  • Coordinate, review, and distribute construction estimates.
  • Update unit, labor, material, and equipment rates in databases to maintain current information.
  • Prepare reports and analysis as requested by management.
  • Maintain accurate estimating schedules for all priced projects.
  • Collaborate with accounting and project management to ensure proper turnover of estimates.
  • Lead project turnover meetings with project management post award to discuss project requirements, price, and scope concerns.

This role requires excellent communication, organizational, and time management skills. The successful candidate will be a self-motivated individual who can prioritize tasks effectively and work under pressure to meet deadlines.
