Job Title: Property Portfolio Manager

About the Opportunity

We have an exciting opportunity to join a leading wholesale distribution company as a Property Portfolio Manager. In this role, you will proactively manage a lease portfolio of head leases and subleases across industrial, retail, and commercial sites.

This role will oversee leases across multiple regions in Australia, ensuring compliance with contractual obligations and optimizing net income performance through cost management strategies.

In this Role
  • Ensure compliance of all contractual obligations, including payments, critical dates, and rent reviews.
  • Optimise net income performance by implementing cost management strategies.
  • Manage lease renewals and market rent reviews.
  • Develop and manage multiple internal and external stakeholder relationships, leveraging existing networking contacts.
  • Identify and communicate competition activity to relevant steering committees.
  • Ensure lease documents are completed in line with business precedents and commercial guardrails.

Required Skills and Qualifications

You are likely a match for this role if you possess:

  • A minimum of 5 years of property management experience, preferably in commercial, industrial, or retail leases.
  • Effective stakeholder and relationship management skills.
  • Strong skills in general lease interpretation.
  • Excellent communication, influencing, and negotiation skills.
  • A results-focused approach with strong commercial acumen.
  • Qualifications in property, estate management, or related disciplines.
  • Knowledge of Retail Leases Act.

Detailed Job Description

As a Property Portfolio Manager, your primary responsibilities will include managing a lease portfolio of head leases and subleases, ensuring compliance with contractual obligations, and optimizing net income performance through cost management strategies.

You will also oversee leases across multiple regions in Australia, develop and manage stakeholder relationships, and identify and communicate competition activity to relevant steering committees.

Our ideal candidate possesses excellent communication, influencing, and negotiation skills, as well as a results-focused approach with strong commercial acumen.

Additionally, we seek candidates with knowledge of Retail Leases Act and a minimum of 5 years of property management experience in commercial, industrial, or retail leases.
