Acquisitions and Development Manager
The Development Manager - Acquisitions will play a critical role in identifying, securing, and developing prime residential sites across Melbourne. This position involves leading the acquisition process from initial site identification through to negotiation and project initiation, working closely with senior management and the development team.
Key Responsibilities:
- Identify and Evaluate Opportunities: Source and assess potential residential development sites that align with company growth objectives, with a focus on land acquisition and project feasibility.
- Market Research and Analysis: Conduct thorough market research to identify trends, assess feasibility, and evaluate site potential for development.
- Negotiate Terms: Lead negotiations to secure favorable acquisition terms, working with property owners, agents, and stakeholders, including having hard conversations when necessary.
- Build and Maintain Relationships: Cultivate and manage relationships with property owners, real estate agents, local councils, and financial partners to support ongoing acquisitions.
- Due Diligence: Assist in the due diligence process, including site inspections, risk assessments, and legal reviews, ensuring comprehensive evaluations are completed before acquisition.
- Feasibility Analysis: Conduct detailed financial modeling and feasibility studies to support decision-making for site acquisitions.
- Prepare Reports: Provide regular reports and acquisition recommendations to senior management.
- Meeting Attendance and Stakeholder Engagement: Attend meetings with stakeholders, participate actively in discussions, and thrive in social settings to promote development initiatives.
Requirements:
- Bachelor's degree in Property, Business, Finance, Real Estate, or a related field.
- Minimum five years of experience in real estate acquisitions, with a strong background in residential development and land acquisition.
- Proven track record of sourcing and securing development sites.
- Experience with financial modeling and feasibility analysis.
- Familiarity with the Melbourne property market and local planning regulations.
- Ability to build and maintain strong connections with industry contacts.
