The Caretaking Supervisor will play a crucial role in ensuring the effective management of the caretaking agreement at FV by Peppers Brisbane.
This is a full-time position offering an above-award rate of $33.40 per hour, plus superannuation.
Key Responsibilities- Property Maintenance: Maintain the property to the highest standards, ensuring it remains in the best possible physical condition.
- Caretaking Activities: Oversee day-to-day caretaking activities, coordinate with maintenance staff, and implement preventative measures to preserve the property's integrity and appeal.
- Contractor Management: Supervise contractors while work is being carried out on the property, ensuring all contractor licenses and insurances are current.
- By-Laws and Scheduled Duties: Monitor the By-Laws and Scheduled duties in accordance with the Body Corporate Agreement.
- Property Walks: Complete property walks, ensuring follow-up on actionable items.
- Quote Management: Source and present quotes for presentation to the body corporate.
- Work Orders and Invoices: Draft and issue work orders as required, as well as process invoices for approval.
- Unit Owner Relationships: Build a strong relationship with all unit owners and provide a high-level of service.
- Occupational Health and Safety: Ensure that all Occupational Health and Safety requirements for the company are met within your department. Report any workplace hazards as you see them and support the company in its endeavor to provide a safe workplace.
- Proactive Approach: A proactive approach to property management, with a strong emphasis on attention to detail, operational efficiency, and teamwork.
- Maintenance Skills: The ability to identify maintenance concerns and engage relevant contractors.
- Interpersonal Skills: Strong interpersonal skills.
- Administrative Skills: Administrative skills, including proficiency in Outlook, Excel, and Word.
- MyBOS System: Experience in the MyBOS System is advantageous.
- Contractor Assessment: The ability to assess contractor works are completed to a satisfactory standard.
- Fire Systems: A general understanding of Fire Systems.
