Job Description:

We are seeking a highly motivated and experienced Retail Property Manager to join our team in Melbourne CBD. The ideal candidate will have a proven track record in commercial property management and be able to handle various complex issues concurrently within tight deadlines.

About the Role:

  • Proactively develop and manage relationships with landlords, sub-tenants, and clients to ensure service delivery expectations are exceeded
  • Serve as the main point of contact for communication with landlords and sub-tenants, including proactive engagement for maintenance, capital works, landlord consents, and lease obligations
  • Drive activity with landlords during emergency situations
  • Monitor and manage all work orders that are the landlord's responsibility, ensuring completion within 30 days or as part of a larger strategy
  • Ensure compliance with relevant legislation, occupational health and safety, environment, and risk management policies and procedures
  • Manage landlord works and services (Work Order) through Corrigo
  • Ensure all lease terms are accurately reflected in the lease information database in a timely manner
  • Manage property operating expenditure across the portfolio, including budget preparation, debtor management, expenditure reporting, and seeking cost reduction opportunities
  • Support the achievement of the financial year budget, ensuring timely payment of lease expenses
  • Review and validate monthly rent roll variances and provide commentary on changes
  • Assist with regular portfolio management reports, including property status and performance, and provide recommendations on property and leasing issues
