This is the next step for a detail-driven Site Manager who loves the finish.

You’ll take charge of premium townhouse projects on the Gold Coast, starting with 7 x three-level townhouses in Palm Beach, then rolling straight into 5 x four-level Broadbeach townhouses with rooftop pools.

It’s a hands-on delivery role with real ownership: drive program from lock-up to handover, protect quality, and be the point person for clients, consultants, and trades.

The Role

Own the finishing phase end-to-end: sequencing, quality control, and defect closure across interiors, facades and external works.

Work closely with the PM and CA to align program and budget, keep the site clean and compliant, and ensure a smooth client experience through inspections and final handover.

Leverage practical site leadership to maintain momentum, solve problems early, and deliver ultra high-end results.

The Offer

- $150,000 - $170,000 + Super + Fuel Allowance (aligned to capability)

- Zero-surprises client inspections and a calm, professional handover

- Tight defect lists closed quickly; QA audit-ready at all times

- Joinery, tiling, painting and architectural finishes sequenced with no rework

- Trades, suppliers and consultants coordinated with clear daily direction

- Cost, quality and safety outcomes met, the site looks as good as the photos

Responsibilities

- Lead and coordinate all finishing trades from lock-up to PC

- Run daily site walks, toolbox talks and defect tracking

- Set look-aheads, manage sequencing, and solve on-site issues early

- Liaise with clients and consultants for inspections and sign-offs

- Coordinate joinery, tiling, painting and architectural packages to spec

- Maintain site presentation, compliance, safety and QA documentation

- Collaborate with the PM/CA on program, budgets and reporting

You

- QBCC Site Supervisor License (current & valid)

- Proven Finishes Foreman/Site Manager experience on high-end residential or multi-level builds

- Sharp eye for detail; you hold the line on architectural and luxury finishes

- Can read and execute detailed design documentation to specification

- Strong communicator and organiser; calm under pressure and solutions-focused

- Trade background (carpentry/joinery/finishing) preferred

- Comfortable with digital construction systems and site reporting
