Your opportunity
As Acquisition Manager – Build to Rent, you will assist in the identification of opportunities through sourcing, acquisition, re-development and divestment of Build-to-Rent (BTR) as well as being an active participant of the broader New Business, GAS team and Build to Rent team.
Your responsibilities will include:
- Support the New Business, Commercial & Mixed-Use Asset Creation team to identify and secure New Business opportunities with a specific focus on Build to Rent (BTR)
- Assist in prioritising and managing a sustainable pipeline of potential acquisitions
- Assist in creation, implementation of an annual New Business Strategy to meet Business Objectives
- Undertake comprehensive underwrite analysis, scenario modelling and benchmarking to support investment decisions.
- Ability to build and maintain initial project feasibility and costs including joint venture and multi-stage models.
- Ability to lead and manage all aspect of a transaction, including management of various internal & external stakeholders
- Take a proactive approach to advancing an opportunity / transaction as opposed to waiting for instruction
- Responsibilities in writing formal correspondence and presentations, including Approval papers, such as Investment Committee, Board and external Capital Partner reports
- Understanding of planning, legal, regulatory and other industry matters at a level capable of explaining/recommending action internally, and managing within feasibility and otherwise within project
- Make a concerted effort to remain connected to the broader BTR team and play a leading role as part of the BTR collective team across Mirvac. Seek to understand key learnings from current and completed BTR projects from the Development, Delivery and Operations functions to embed as part of new acquisition projects.
- Display ‘Developer’ instinct to identify efficiencies, adding value, standardisation, better ways of achieving outcomes (outperforming), time and cost savings, increasing revenue, innovation etc.
- Possess thorough knowledge of external market and remain up-to-date with market knowledge
- Clear communicator and an ability to build strong relationships at all levels of an organisation.
- Track record in working independently to manage a complex workload with competing priorities and meeting deadlines with high accuracy.
- Passion for working collaboratively with others to achieve team goals and deliver great outcomes for customers.

Your point of difference
- Indicative industry experience guide: minimum 3+ years.
- Experience in all elements of development, including a thorough understanding of design and construction
- Understanding of different origination deal structures including fund through and turn key structures
- Appropriate Tertiary Qualifications
- Commercial / financial acumen including advanced feasibility assessment
- Understanding of authorities, planning and approvals framework
- Understanding of market fundamentals with a particular focus on BTR fundamentals
- Ability to effectively deal with ambiguity and complexity
- Ability to clearly communicate complicated issues, present well, impact and influence
- Ability to build strong relationships with external consultants and agents
- Good decision making, judgement and negotiation skills
- Proactive interaction in dealings
- Takes initiative and drive outcomes
