A Leasing Consultant is a professional responsible for facilitating the rental of residential properties. They act as the primary point of contact for prospective tenants and play a crucial role in ensuring properties are leased out effectively.

**Responsibilities**:

- Property Marketing: Promoting available properties through various channels, such as online listings, social media, signage, and advertisements, to attract potential tenants.
- Property Tours: Conducting property tours to showcase the features and amenities of the rental units and address any questions or concerns from potential tenants.
- Lease Negotiation: Assisting in lease preparation, explaining lease terms, and negotiating rental agreements with tenants to ensure a fair and mutually beneficial arrangement.
- Resident Relations: Maintaining positive relationships with current tenants, addressing their inquiries, concerns, and maintenance requests promptly and professionally.
- Market Research: Keeping abreast of local rental market trends, competitor pricing, and market demands to set competitive rental rates.
- Vacancy Management: Tracking and reporting on property vacancies, developing strategies to minimize vacancy rates, and collaborating with the property management team to address any leasing challenges.

**Skills**:

- Communication: Strong verbal and written communication skills to effectively interact with potential and current tenants, as well as other members of the property management team.
- Sales and Negotiation: The ability to sell the property's features and negotiate lease terms effectively to secure leases with prospective tenants.
- Customer Service: Providing exceptional customer service to create a positive experience for prospective and current tenants.
- Organizational Skills: Managing multiple tasks, coordinating property tours, and handling leasing paperwork efficiently.
- Problem Solving: Addressing tenant inquiries and concerns and finding practical solutions to leasing challenges.
- Technology Proficiency: Familiarity with property management software, online listing platforms, and basic computer skills.

**Salary**: $55,000.00 - $65,000.00 per year
