The Senior Property Manager plays a crucial role for the UNSW property portfolio ensuring the properties meet operational, financial and strategic goals while complying with relevant regulations and lease obligations.

The successful candidate is responsible for the daily operations of the property management function as well as identifying opportunities and threats for commercial and university purposes across the leased and freehold portfolio of educational, commercial, research and residential assets within the Kensington campus and environs.

About the Role

The successful applicant will be required to undertake and have experience in the following areas of expertise:

  • Lead the UNSW Kensington campus & environs property management services to deliver operational, commercial and educational outcomes.
  • Provide detailed, accurate and timely lease interpretation and recommendations to senior management on UNSW responsibilities and obligations.
  • Ensure campus owned and occupied properties comply with lease/ license agreement rights, responsibilities and obligations, regulatory requirements and industry 'best practice' standards.
  • Demonstrate strategic leadership by facilitating consultation and securing key stakeholder buy-in throughout the UNSW property portfolio.
  • Liaise with transactions team and retail leasing manager /external agents on new leases/ acquisitions to ensure smooth handover and capture of lease data and obligations within the property management system to meet UNSW requirements.
  • Lead the management and administration of the property lease management system (Yardi) ensuring all legal and financial lease data is entered accurately and maintained as current.
  • Lead process for portfolio & individual valuations in liaison with certified property valuers.
  • Provide recommendations and input to the EDP & LLI project program & budget for works as applicable to their portfolio.
  • Work closely with the finance and legal departments to ensure lease agreements are compliant and align with university policies.
  • Collaborate with finance and accounting departments to ensure accurate budgeting and expense tracking for the portfolio.
  • Effectively manage the campus leased properties budget by monitoring expenditures, measuring outputs and identifying cost-saving opportunities and implement efficiency measures.
  • Lead continuous quality improvements, development and implementation of property management processes that reflect high quality, efficient and contemporary management practices.
  • Develop and maintain professional relationships with key stakeholders across the University, ensuring effective communication with tenants, staff, students and UNSW partners to support efficient operations and deliver a positive campus experience.

About You

  • Relevant tertiary qualification or equivalent competency gained through any other combination of education, training and/or a minimum of 7 + years' experience in commercial and residential portfolio management.
  • Comprehensive understanding of relevant NSW property legislation, regulatory requirements and relevant Acts, with the ability to interpret complex lease/ licence agreements to identify responsibilities and obligations.
  • Demonstrated expertise working in a large, complex, and diverse environment with a proven ability to prioritise and manage conflicting priorities in a complex and time critical operating environment.
  • Strong understanding of lease administration and property management best practices and processes.
  • Demonstrated experience managing and monitoring property management data systems (Yardi Voyager is highly desirable).
  • Outstanding interpersonal and communication skills with the ability to build and maintain relationships with internal stakeholders, affiliates, tenants, landlords, community and team members.
  • Excellent conflict resolution, negotiation skills and proven ability to engage effectively with diverse stakeholders to achieve successful outcomes.
