Harcourts Launceston is a full service real estate business located in the CBD and we have a property management department that operates under a portfolio management structure.
The company also has a well established and experienced sales division that assists with the growth of our properties under management servicing all suburbs of Launceston.
Due to high demand of our services, we are after an experienced Portfolio Manager looking to take the next step in their career.
As a Senior Portfolio Manager, the role is required to perform the following tasks on day to day basis: Portfolio Tasks: Manage all communication with property owners at all time Oversee and manage a dynamic portfolio of residential properties.
Develop and implement strategies to maximize property value, rental income, and tenant satisfaction.
Motivate and work with asset manager servicing the portfolio.
Conduct market analysis and assess property performance to make data-driven decisions.
Build and maintain long-term relationships with clients, tenants, and trades.
Provide detailed reporting on portfolio Office Participation: Attend and actively participate in team meetings and any staff training Attend weekly Departmental meetings Attend and actively participate in one-on-ones with department manager and the portfolio management team Attend company functions as required Reports: Weekly reports to Property Management meeting and others as required General Property Management Duties: Letting Lease renewals Rental Arrears Filing Conduct and actively record condition reports when scheduled Ability to take accurate photo & video recordings of property details Assist in debt collection through following office procedures Provide assistance with insurance matters as required Provide assistance with accounts / invoicing as required What you will bring: A positive attitude, likes to have a laugh and be part of a happy team Strong Organisational Skills Extremely strong and a proven record of communication between client and self Passion for detail Sense of urgency & willingness to help Skills and experience: We require a positive, mature & level headed individual, who can work calmly under pressure and has confidence as well as taking control and responsibility of the primary tasks and duties associated with the role.
The individual will be a team player and will work comfortably in a large team who work in a large modern open plan office area.
Minimum 12 months of experience in portfolio management or asset management in real estate.
In-depth knowledge of the real estate market, legislation, and investment strategies.
Proven ability to lead and drive results across a diverse property portfolio.
Exceptional communication, negotiation, and leadership skills.
