What this opportunity involves:
The Assistant Property Manager will assist the Head of Residential and Commercial Senior Property Managers and Property Managers within a close team environment and actively contribute in the delivery of quality property management services across the portfolio.
An overview of the role:
Assist with Accounts Payable and Accounts Receivable functions including handling vendor/contractor queries, action all utility provider queries & accounts resolutions, coding of invoices and managing contractor invoices & workflows, dealing with tenants on tenancy & lease related issues.
Undertake lease setups, lease audits, assist with rent reviews (fixed & CPI), raise sundry charges, manage & update tenant, and setup real estate deposits & releases.
Issue purchase orders and set up contracts in MRI and review and assist in the management of Purchase Orders and Work Orders along with the workflow.
Assist the Property Managers with monitoring tenant arrears, actively pursuing arrears as directed by the Property Managers, generating and reissuing Tenant Tax Invoices and Statements, undertake tenant account reconciliations when required and action credit offsets as required.
Assist the Property Managers with monthly reporting, annual Budgets and Outgoings reconciliationsAssist and liaise with the Operations Manager, contractors, tenants, and Owners as required
Assist Head of Residential with Body Corporate management requirements including but not limited to; AGM preparation and minutes, committee meeting preparation and minutes, levy preparation and distribution, budget preparation, monthly reporting, invoice processing.

A minimum of 3 years' experience in commercial property with good financial acumen
Has a reputation for providing friendly, timely and effective service towards clients, tenants, and contractors
Ability to make decisions and implement within the bounds of delegated authority
Thorough knowledge of all aspects of property functions, including accrual accounting
Ability to use time and resources effectively
Ability to be flexible to meet the business and client needs
