What this Opportunity involves:

As the Senior Property Manager, you'll be responsible for the management of the property management team and assets assigned under the portfolio, including responsibilities of, but not limited to;
Monitoring and collection of rent, and any subsequent arrears.
Ensure accurate preparation of all documentation relating to residential tenancy in line with legislation and complex requirements
Oversee marketing of vacant tenancies and coordinating leasing inspections.
Compile timely and accurate reports pertaining to the property, providing information to key stakeholders as required.

Compile weekly reports to management on performance of portfolio, including by not limited to, management numbers, vacancies (upcoming and current), bond trial balances, arrears, break lease, general community feedback and action items.

To set up and maintain the legal and financial aspects of the portfolio on Console including production of arrears reports and tenancy documents.

Provide regular local market trends to the team. Ensure industry trends and legislation changes are advised.
Inspect and provide detailed report with photos on condition of properties and to arrange any necessary related works.

Further to this coordinate and oversee maintenance staff to ensure that all maintenance and servicing of equipment is conducted in a timely manner with appropriate notices.

Communicate regularly with clients (owners) and key stakeholders on property related matters
Tenant liaison - handling queries, complaints and needs of tenants.
Compilation of tenant information.
Checking of accounts and invoices for approval.
Working with the Head of Property Management to set team objectives and assist in the achievement of those objectives
Prepare for, oversee and/or attend dispute resolutions and QCAT cases as required.

You'll be able to drive, provide guidance, encourage and oversee the team to optimise the performance of the portfolio. Your ability to work to minimise the risk via arrears management, while also driving lease and rental negotiations to maximise returns to investors

Proactively communicating with stakeholders and the wider team, teamed with the production of timely and accurate reports is key to success in this role


Our Senior Property Manager will be able to direct and supervise their onsite team, as well as RESIpm's preferred contractors.

You'll be able to create goals and targets for not only yourself, but your team (in collaboration with the Head of Property Management), and conduct open, constructive and collaborative relationships with stakeholders and peers.


The ability to make tough decisions to resolve problems and constantly search for improvement opportunities, teamed with excellent written and verbal communication skills.

Communication is key to this role, and your ability to listen and lead by example will be guided to your success
