Permanent full time position

Monday to Friday, 9am to 5:30pm

$99,788 per annum ($50.50 p/hr) + 10.5% Superannuation +**

About the role...


We are looking for a full time permanent Property Manager that would operate within sites that include residential aged care facilities, independent living villages and Community Services office locations.


The position is accountable for the day-to-day preventative and reactive maintenance and refurbishment requirements of both the internal and external aspects of the aged care sites and independent living units in Victoria.


The role includes ensuring that the buildings and surrounds meet fire, OHS and building regulatory compliance including maintenance and management of on-site equipment.

The position is also accountable for the maintenance requirements of gardens in the aged care and independent living sites in Victoria.

The role includes the following;

  • Minor maintenance work including mechanical, plumbing, carpentry and painting.
  • Complete work tasks or confirm work tasks undertaken by internal maintenance team or external contractors according to designated work maintenance schedules within specified allocated month.
  • Assist in maintaining required records and completing audits as per work maintenance schedule.
  • Maintain all electronic schedules including updating requirements, preferred contractors (where necessary), adding new procedures as required by legislation or as required to suit operational purposes.
  • Regularly check equipment and facilitate the servicing and or replacement of safety and other equipment as determined.
  • Assist in completing audits and monitoring processes in order to meet Accreditation requirements.
  • Maintain internal and external aspects of residential facilities as designated.
  • Maintain internal and external aspects of independent living units as designated.
  • Manage independent living unit refurbishments including liaising with the retirement village manager, confirming scope of works, obtaining quotes (in conjunction with Procurement) and coordinate external contractors.
  • Order stock replacement when requested by Maintenance.
  • Respond to urgent calls from facility where practical to do so.
  • Participate in the oncall roster.
  • Review invoices to Purchase Orders and approve for payment in a timely manner.
  • Other works as required to ensure ongoing operation of the sites.
  • Manual handling tasks involved.
  • Climbing ladders and working with heights.
  • Operating plant equipment in accordance with Work Health and Safety Requirements.

Qualifications

  • A certificate level (or higher) or Trade relevant to building and grounds maintenance preferred but not essential

Skills:

  • Good computer skills and competent knowledge of Outlook, Microsoft Word, Microsoft Excel, scanning and saving documents into drives and reviewing and working with documents in SharePoint.
  • Ability to carry out minor building maintenance and repair work.
  • Ability to operate BMS and other similar programs.
  • Ability to maintain facility grounds and established gardens.
  • Ability to work autonomously with a proactive approach to identifying and addressing maintenance issues.
  • Work according to a determined work schedule.
  • Ability to work with mínimal supervision.

A police check with no disclosable outcome, current flu vaccination and a COVID-19 vaccination, including dose 3 is required by MiCare for this position.
