Role Summary

Primary Objective

On behalf of Blackstone, 151 Property actively repositions assets under management in Australia and New Zealand. The project manager shall work closely with key stakeholders in the office, retail and residential teams, providing a single point of contact for delivery of repositioning projects. The majority of the repositioning will reside in the office sector.

Primary Role

The primary responsibilities of this position are:

  • Identify and assess value add capex opportunities
  • Establish and implement Development Control Group (DCG) governance for all projects
  • Management and delivery of projects approved by Blackstone
  • Prepare Investment Papers and Recommendations
  • Deliver major capex works with assistance from external property managers (ensuring the customer proposition is key to everything we do)
  • Co-ordinate and manage external project managers, QS, and consultants
  • Management of tenders and value engineering of projects in conjunction with asset managers and external facility managers.
  • Lead and coordinate input on space planning, test fits, and design reviews
  • Ensure all projects are delivered on time and within budget
  • Financial reporting on projects
  • Clear communication of objectives to stakeholders
  • Develop cost and feasibility studies, and obtain authority approval (as required) for our retail assests

Requirements

Education, Skills, Experience and Attributes

  • Bachelor degree with emphasis in property or related discipline
  • Min 10 years' experience in the property industry with substantial expertise in development management of major projects(AUD $250m +), across all asset classes (Office/Retail/BTR) primarily with office assets
  • Diverse and proven skills in all facets of property development, project management and operations
  • A demonstrated ability to identify opportunities to maximise value and minimise cost in repositioning and asset enhancement initiatives
  • Passionate about retail property, placemaking and customer proposition
  • Sound commercial acumen with clear expertise in maximising value and product outcome, including proven experience in project feasibility management and project analyticsreporting
  • Curiosity in setting asset strategy, market research for project context, project vision and positioning
  • Able to prosecute an investment rationale and author investment papers
  • Extensive stakeholder management experience (internal and external) with the ability to manage a team of property specialists
  • Comprehensive experience in authority liaison and negotiations to enable development project strategies to be realised on time and on budget
  • Experience in tender and contract administration and recommendations papers (including contractor procurement and contract negotiations)
  • Connected network of consultants, main contractors in the Sydney property market
  • Sound kKnowledge of retail leasing strategy, asset management and operations
  • Proven delivery and concept to completion management of projects, including financial management.
  • Confidence in presenting to key stakeholders and investment committees.
  • High levels of behavioural awareness in self and others
