This is a unique opportunity for a dynamic, level-headed General Manager to join and lead our team at Essence Communities Caulfield.

The property offers premium rental living experiences across 437 apartments.

Elevated living experiences are provided through 7-day onsite management, premium resident amenity areas, customer service focus and resident events & engagement program.


WHO YOU ARE

  • You will have extensive property management experience in one of the property sectors, preferably in a senior operations management role.
  • A strong leader who is passionate about guiding, coaching, and mentoring your team to achieve excellence and deliver outstanding experiences for our residents and visitors.
  • Demonstrate strong commercial acumen and be adaptable at exhibiting strategic intent in order to maximise property performance and deliver on KPI's
  • Comprehension of the key metrics that impact and grow the financial performance of the asset, using knowledge to drive revenue and continually improve resident experience.
  • It's important that you're a strong communicator with a natural ability to build rapport and foster long term relationships.

YOUR RESPONSIBILITIES

Key responsibilities will include:

  • Optimising net operating income, and the overall financial performance of the asset.
  • Maintain a high level of awareness of the principles of Build to Rent (BtR), ensuring Essence Communities Caulfield becomes a market leader.
  • Provide overall leadership, guidance, and direction to the property team.
  • Develop and maintain relationships with the client, head office, operations team, residents and other relevant stakeholders.
  • Work in conjunction with the Executive General Manager and Leasing Manager to ensure occupancy is kept in line with leasing budget and vacancy is minimised. This includes assisting during the Lease Up and Stabilisation phases.
  • Leads the preparation of budgets and reports in relation to the property including market commentary, forecast occupancy, room rates, income, and expenditure.
  • Ensure the cleanliness and security of the building, and ensure that processes are in place to maintain the building to the agreed standard

Our mandatory requirements include:

  • Current Victorian Agency Licence or
    Agent Representative qualification
  • National Police Check (completed within last 3 months), at your own cost
  • Unrestricted work rights in Australia and New Zealand
