About the Role The Senior Property Manager is apermanent full-timeposition.
Working directly for the Owner, reporting to the Portfolio Asset Manager, this role will manage a portfolio of three A-Grade assets and execute the asset plan through efficient tenant retention and cost control to maximise the value of each asset.
We are looking for someone who enjoys partnering with internal and external stakeholders, has strong financial management experience, genuinely enjoys tenant engagement and relationship management and ideally has previous experience managing property refurbishments (e.g.major lift / lobby refurbishments).
Key Responsibilities:
Financial
Formulate annual capital, income and expenditure budgets and undertake monthly forecasting.
Complete detailed monthly preparation and review of each Net Operating Income Statements including leasing costs, incentives and variance analysis.
Accountability for the preparation, review and sign off of annual outgoings recovery reconciliations.
Operational
Instruct solicitors on and administer all lease documentation.
Prepare monthly, quarterly and periodic reports.
Oversee carpark management agreements, operations and performance.
Maintain compliance obligations in accordance with the Environmental Management System.
Customer
Conduct best in class tenant relationship management.
Undertake make good and lease negotiations.
